COVID-19 has impacted the Property Management industry since the pandemic and closures took place nationally. Across the nation, my peers and I through social media groups, local and national trade conversations and direct interaction sought out ways to maintain business continuity. Although there are undoubtedly more changes and innovation to come there is progress and positive news as leasing site traffic is on the rise.

What we are seeing

In our office, our efforts have not resulted in any significant increase rent delinquency or leasing days on market (DOM). The team continues to lease/occupy properties in less than 45 days, in most cases under 30 days from the time a unit or home is rent ready.

Is there a reason for our success?

Yes, it’s our marketing efforts and monitoring. From the beginning our team made the decision as a company not to skimp on the marketing campaign product we put out on behalf of our property owners. As an example, every property starts out with an extreme cleaning. We follow that with professional high definition photos. We then add a real walk thru video to show off the “real feel” and layout of the property. The copy is creative and draws the prospective resident into the unit. This gives a sense of living there. We monitor our key performance indicators (KPI’s) within our marketing efforts and verifies what works. Indicators such as leasing site traffic, video views, and pre-screening give us the ability to quickly pivot as needed to achieve desired outcomes.

What are we doing differently

Our team have made a couple of changes we felt necessary. We wanted to maintain our low DOM while protecting the public and ourselves during the pandemic. Example: We incorporated a “By invite only” Open House into the front end of our marketing. When a prospective residents pre-screens, those financially qualified are invited to our Open House. We allow three individuals from the same family or group inside a home or unit at any given time, lowering the risk of COVID-19 transfer. We opened up more times available for one on one showings. COVID-19 protocols are in place for all showing and touring options. Self-Showings are provided. This method continues to be the proven touring method among prospective residents.
